 Subject: A Sales Tender on Land with a Constructed Workshop for Vehicle Servicing

 Bosnia and Herzegovina (BiH) is situated in the heartland of South-Eastern Europe, on the Balkan Peninsula. The country borders Croatia in the north (Tuzla-Županja 78 km) and the west, Serbia (Tuzla-Sremska Rača 90 km) and Montenegro (Tuzla-Ilino Brdo 250 km) in the east. The headquarter of Tuzla Canton is situated in Tuzla.

                 The town is connected to Sarajevo 130 km, Banja Luka 170 km, Zagreb (the capital of Croatia) 320 km and Belgrade (the capital of Serbia) 200 km, owing to the existence and the usage of modern railways, roads as well as airports.

                <> p.l.c. is in the ownership of construction land 1/1, which is not subject to any mortgages, credits nor other company’s liabilities. This construction area amounts 34.685 m2 (square meters).

The above mentioned area includes a completed construction facility (with a usage license). This area is intended to be used for a daily vehicles maintenance and servicing, as well as a workshop surfacing 700 m2 (square meters), office space which includes ground floor plus one more floor surfacing circa 450 m2. The facility is equipped with electric installation, PTT installation, drinkable water-supply and sewage.

                Around this facility is another completed and asphalted space encompassing an area of 9500 m2. The area has its own illumination system with power-line poles and one central lighthouse.

There is also a boiler room for heating in the immediate surrounding of the above mentioned facility. The boiler room contains all the necessary equipment with two boilers powered by heating oil (P=2100KW). This rectangular-shaped area is covered with stone foundation. The quoted area is situated in a newly-built industrial zone, 6 km distanced from the town center and in the immediate surrounding of highway Županja-Tuzla-Sarajevo.

Bosnien-Herzegowina (BiH) liegt im Herzen des Südosteuropas auf der Balkan-Halbinsel. Im Norden und Westen grenzt es an Kroatien (die 78 km lange Straßenstrecke Tuzla-Županja) und im Osten an Serbien (die 90 km lange Straßenstrecke Tuzla-Sremska Rača) und Monte Negro (die 250 km lange Straßenstrecke Tuzla - Ilino Brdo).

Der Hauptsitz des Kantons Tuzla ist die Stadt Tuzla.

Durch moderne Eisenbahn- und Straßenstrecken sowie Flughäfen ist die Stadt mit Sarajevo (130 km), Banja Luka (170 km), Zagreb (die Hauptstadt Kroatiens 320 km) und Belgrad (die Hauptstadt Serbiens 200 km) verbunden.

Auf dem Gesamtgebiet des Kantons existiert eine große Anzahl von kleineren Transportfirmen mit ca. 600 Fahrbetrieben.

In der kommenden Zeit sollte in den meisten Firmen die Erneuerung des Fahrparks bzw. der Umtausch der EKO 3 durch EKO 5 Motoren erfolgen.

Tuzlaprevoz d.o.o. verfügt über das 34.685 m² große Baugelände im Eigentumsanteil 1/1 und ohne Hypotheken, Kredite oder sonstige Firmenbelastungen. Auf diesem Gelände befindet sich das Bauobjekt (mit erteilter Gebrauchgenehmigung), mit einer 700 m² großen Halle für tägliche Autopflege und Service und einem 450 m² großen Büroraum im Erdgeschoß einschl. Etage. In dem Gebäude sind Strom- und Telefonanschlüsse sowie Trinkwasser- und Abwasserleitungen installiert.

Auf dem 9500 m² großen Gelände um das Objekt ist Apshalt aufgebracht. Das Außengelände besitzt eine eigene Beleuchtung mit Strommasten und einem zentralen Leuchtturm.

In unmittelbarer Nähe des vorstehenden Objekts liegt das Kesselhaus, das mit zwei Ölkesseln der Leistung von 2100 KW ausgerüstet ist.

Das Gelände weist eine unregelmäßig rechteckige Form auf, der Boden ist mit Stein aufgeschüttet. Es liegt auf dem neuen vom Stadtzentrum 6 km entfernten Gewerbegebiet in unmittelbarer Nähe der Magistralstraße Županja-Tuzla-Sarajevo.
